An older town, under the floor
Monroe has more old houses than most towns we serve. Census figures put the median home inside city limits at 1979, which means roughly half were built before 1980, and more than a quarter before 1960.
Those decades built crawl spaces one way: open foundation vents, bare dirt or a sheet of black plastic, and brick piers sitting on clay. That design pulls humid summer air under the house all season, where it meets cooler joists and subfloor. It is not a defect anyone did wrong. It was the standard. It is also why so many Monroe crawl spaces are worth a look.
What a Monroe inspection covers
We crawl the whole space, from the access door to the far corner. We photograph the barrier, the piers, the sill and the subfloor, read the moisture in the wood and the air, and check the ductwork and insulation for sagging or sweating. Then we sit down with you and go through the pictures.
In older Monroe homes, the plan often starts with what is already down there: torn plastic, insulation hanging from the joists, wet soil along one wall after a storm. In newer homes off Highway 78 and GA-11, it is more often a vented space that reads damp every summer. Either way, you get a plan for your house before anyone asks you to spend anything, and if you do not need us, we say so.

A number, not a hunch
Every inspection includes moisture readings in the wood. This is a real one from our pin meter: 22.2%, above the 20% line the USDA Forest Products Laboratory gives for keeping wood safe from fungal damage.

Monroe crawl space questions
Housing age, weather data and the drive.
Older than most towns we cover. Census figures put the median home inside Monroe city limits at 1979, so about half were built before 1980. 27% went up before 1960 and 12% before 1940. Homes from those decades were usually built with open foundation vents and bare dirt underneath.
Monroe's own airport weather station only started reporting in 2018, which is too short a record to average. The nearest long-term station is Winder Barrow Airport, about 13 miles away. From 2006 to 2025 its August mornings averaged 91% humidity and its August dew point averaged 67.5°F, by our count of the hourly readings.
About 33 road miles from our base at 1050 Beau Rivage Dr in Madison, roughly 55 minutes through Madison and up GA-83. That is a routing estimate without traffic.
Often. Older homes tend to have low clearances, brick piers that need to be wrapped carefully, and wiring or ductwork running through the crawl space. None of that stops the work. It makes the inspection matter more, because the scope has to be written for your house, with photos, not from a template.
Very often. Air from the crawl space rises into the rooms above it, so a damp, moldy space under the floor shows up as a smell in the hallway. Candles and sprays cover it for an afternoon. Sealing and drying the crawl space removes the source.
